The Area and Its Housing
Housing in this stretch of Lake County mostly went up between 1938 and 1991, with the median build year sitting around 1966. That means original hardware is still common: single torsion springs sized for lighter doors, steel tracks that have seen sixty winters, and openers that have been swapped once or twice but not always matched to the door they're lifting. Across the wider service area, Mentor out to Mentor-on-the-Lake, Willoughby, Eastlake, Painesville, and the rest of the 34 communities we cover, the story repeats: 1960s and 70s construction dominates, with older pockets mixed in from the late 30s through the 50s. With 71,960 owner-occupied houses among 144,977 households region-wide, a good share of these garages have never had the door replaced, just patched. That's not a knock on the houses, it's just what the hardware looks like when we open the panel.
